How to rent an apartment in Tallinn A complete guide. by Oleksandr Kazimirchuk

What’s the availability of the apartment, and is any work needed before you can move into your new place? Consider taking pictures on move-in day so that you don’t get left holding the bag for existing damage when you move out. Figure out what’s most important to you, and narrow the list down to a couple of properties that fit that bill. Make sure you nail down directions to the rental prior to your arrival. Apartments, especially those in big cities, can be tricky to find. House numbers often have no obvious correlation to one another (for example, in Italy, #28 may be directly across the street from #2). Renting an apartment for your European vacation — whether in a Tuscan villa, French farmhouse, or a flat just above the bustle of London — can make a lot of sense for certain travelers.

It’s also a potentially nerve-wracking challenge, when you consider the cost of the apartment, moving all of your stuff in, unpacking, and getting a suitable roommate. In the United States, for the most part, apartments are arranged in complexes or buildings, and are individually rented, or leased out. Apartments are also paid for on a month-by-month basis, as opposed to being purchased outright. It is common to spend a higher portion of the income on accommodation in other countries. However, the tenants are highly protected by French real estate law, which makes it very hard for a landlord to evict a tenant who’s not paying the rent. Agencies and landlords want to make sure the tenant will be able to pay the rent.

This process should only be used as a last resort, as it can be costly and time-consuming. If you decide to proceed with an eviction, you’ll need to serve your tenant with a notice of eviction. This notice will state the reason for the eviction and give your tenant a specific amount of time to remedy the issue or move out of the property. If your tenant does not correct the issue or move out within the specified time frame, you can file for eviction with your local court. There are a few different types of insurance you can get for your business, so you’ll need to talk to an insurance agent to figure out which kind is right for you. It’s also important to have a good relationship with your lender because you’ll need to be able to refinance your properties when necessary.

It starts with number one in the middle of the city, where you’ll find the Louvre. From there it spirals out in the shape of a snail shell, or escargot. Every year, Paris seems to make the list of the world’s most expensive cities, but that doesn’t mean you can’t find something in your price range. Like so many other big cities, you can find something at almost any price if you’re patient and flexible. The answer to these questions will help determine what kind of apartment you’re looking for. When subletting, make sure that your subleaser has notified their landlord that they are doing so.

Apply for your top two or three apartments, this will give you good backups if things don’t go as planned. You will either need to grab an application in person during the visit or request that one be emailed to you. After making a good first impression over the phone, you’ll need to make a good first in-person impression. There are a number of characteristics that landlords look for in a tenant and by displaying them during your first meeting you’ll give yourself an advantage over the competition. As with most important relationships, it is important to make a good first impression with a potential landlord or property manager.

Finding and Renting an Apartment in Europe

Urban Sejour offers many fully furnished and equipped self-catering apartments, ideally suited for long-term rental. This point is important because as a landlord you are the only one committed to this duration. The tenant should be assured by being able to stay in the accommodation during the whole lease term if they wish. In the case that the tenant decides to leave before the end of the contract, they should give 1 to 3 months’ notice. An in-person apartment tour will tell you more than online photos, which can be misleading. Ideally, you can at least have a virtual showing of the unit you’ll be renting if you can’t actually tour the apartment so that you can get a feel for the unit and the building.

It is a pretty challenging and exhausting time in your life alone, not to mention doing it in English. If you plan to move to an English-speaking country and you need to rent an apartment, you have to be ready to present your best English skills. Even if you are good at online apartment hunting in your country, you still need to be able to operate the vocabulary for renting an apartment in English. It is advisable to go through an agency to make the process more fluid. Don’t hesitate to take time to make your choice and put together your file.

Step 3: Understand your credit score

There are several financial aids to help tenants without permanent contracts to access rental. Once again, financial aid can be found on the Action Logement website. This financial aid thus represents an economic guarantee that allows tenants without a stable job and therefore without a stable income, to meet the first expenses, including rent. Find all the information on the Studapart guarantee as well as all our advice for renting an apartment without a guarantor in the following article. For residents of some countries, the following information might be shocking, so prepare yourself. Apartments for long-term leases usually come unfurnished in the US, Canada, and Australia. It means only the kitchen and bath have the necessary furniture and all beds, sofas, dressers, etc., you must buy yourself.

Do I have to have a guarantor to rent?

The final platform is WG-Gesucht—and the entire site is available in English. WG (pronounced veh-geh) is the acronym of Wohngemeinschaft, or flatshare, but there’s a variety of listings at any given time. With that said, many listings are for temporary accommodation only, so cast a wide net. If there isn’t anything in the lease agreement laying out pet rules or possible fees, ask your landlord, and get any important information in writing. Whatever you do, don’t try to sneak in a pet without telling your landlord.

The two I’ve had suggested to me the most, though, for finding an apartment listing, are that of the Shakespeare & Co. bookstore, and the American Church of Paris. They can, however, be carried forward to the profits of the next ten years. If you invest in ancient construction, choose a property to renovate because the work is fully deductible; as such, you give value to the property while achieving tax savings. Paris Rental offers several furnished apartments for sale, which can be easily given to rent by our agency in view of the knowledge of your future property’s history. Even if your choice is based on the guarantees and the profile of the tenants that were sent to you, Paris Rental and Home Management recommend meeting your future tenant. Experience shows that a tenant who knows the owner of the apartment he rents will be more considerate of his housing, for it is no longer anonymous.
